Noida: On November 17, 2024, a meeting was held in the park of Skytech Matrott, Sector 76, Noida. It was regarding registry-related harassed buyers. 150 buyers from 32 societies of Noida participated, with an agenda to raise their voices against the Authority, Builders, Administration, and Corruption.

Disgruntled homebuyers share their pains and they addressed the meeting
Kapil Dev from Skytech Matrott, Naveen Mishra from Golf City Plot 11, Captain Kamlesh Gupta from Sunshine Helios, Saurabh Sinha from Skytech Matorrt, JS Bedi from Logix Blossom County, Sanjay Gupta from Prateek Wisteria, Naveen Dubey, Amit Jaiswal, Mahesh Tiwari, etc., addressed the meeting.

The lax attitude of Authority is the main cause of corruption
All the members present in the meeting thought that the Noida Authority’s lax attitude and policies are accountable for the troubles buyers are facing in the registry. In the past, land was allocated to the builder at a mere 10% amount. Allowing the builder to build houses arbitrarily and allowing the purchase and sale of houses by ignoring all the rules and regulations is the failure of the Authority itself.

The buyers have deposited all their share of the charges to the builder
Ignoring the recommendations of the Amitabh Kant Committee, the Noida Authority has stopped the registration of buyers due to the builder’s non-payment of land charges, whereas the buyers have already deposited all their share of the charges to the builder. The recent Supreme Court order and the report of the Amitabh Kant Committee have directed not to link the registry with the outstanding land charges.

In the meeting, more than 150 residents of 30 approx societies met, discussed prevailing issues and planned the furthur actions to be initiated.

The next meeting will be on November 27, 2024, to share their views
It has been decided in this meeting that on November 27, 2024, all the residents of the harassed society will protest outside the Noida Authority office and submit a memorandum to the CEO-Noids Authority, Chief Minister, and Prime Minister. Before this protest, a memorandum will also be submitted to the Honorable MLA and Parliament.
A grand car rally will also be organized on December 07, 2024
The aggrieved homebuyers are planning to demonstrate protest in larger way. They are in the process to organise a car rally on December 07, 2024 where the residents from different societies will join it to raise the voices against the arbitrariness of the builders.

Request Intervention of Prime Minister in the Long-Pending Flat Registry Issue in Noida

Despite making full payments to builders and fulfilling all financial obligations, thousands of families have been waiting for over a decade to get the registry of their flats.”

Homebuyers lay stress on the Background and Challenges faced by them
Prolonged Delays: Despite raising the matter at various levels—including with Members of Parliament, Members of the Legislative Assembly and the Chief Minister of Uttar Pradesh—no tangible solution has been implemented. Committees have been formed, but the registry process remains stalled.

Amitabh Kant Committee Recommendations
The Amitabh Kant Committee, formed to address issues related to stalled housing projects, had provided clear recommendations to resolve builder-authority disputes and facilitate registries for homebuyers. Unfortunately, these recommendations have yet to be effectively implemented in Noida.
Violation of Rights: The denial of registries to rightful homeowners amounts to a violation of their fundamental rights, leaving families without legal ownership of their properties despite fulfilling all financial commitments.
Mental and Financial Distress
Families are burdened with the dual financial pressures of paying EMIs and rent, compounded by the mental anguish caused by this prolonged ordeal.
Direct the Noida Authority and concerned officials to prioritize the implementation of the Amitabh Kant Committee recommendations.
Ensure a transparent, time-bound mechanism for flat registries to prevent further delays.
Hold builders and Noida Authority officials accountable for negligence and ensure compliance with RERA guidelines
Facilitate direct engagement with homebuyers to address their grievances effectively and bring much-needed clarity to the process.
