Greater Noida West : The growing discontent over maintenance charge hikes in Noida’s residential societies appears to be spreading further, with residents of Supertech EcoVillage 1 in Greater Noida West now raising strong objections to a proposed increase in Common Area Maintenance (CAM) charges.

The development comes days after residents of Tata Eureka Park in Sector 150 opposed a nearly 48 percent hike in maintenance charges, highlighting a wider concern among homeowners across Noida and Greater Noida over rising residential costs.

At Supertech EcoVillage 1, residents have questioned both the justification for the proposed hike and the quality of services being provided under the existing maintenance structure. Many have also demanded a detailed financial audit before any increase is implemented.

Residents question the claim of financial losses

According to residents, the maintenance agency has cited financial losses as one of the reasons behind the proposed increase. However, many homeowners have challenged this explanation.

If the maintenance operator has been running at a loss for several years, it raises questions about the sustainability of its operations and the financial management of the society.

Several residents have also alleged that Supertech EcoVillage 1, being one of the largest residential communities in Greater Noida West, has multiple sources of income apart from maintenance collections and that greater transparency is needed regarding society finances.

‘Improve services first, then discuss hike’

A common sentiment among residents is that maintenance charges should increase only after visible improvements in services and infrastructure.

If housekeeping, security, horticulture and facility maintenance standards improve significantly over the next few months, we can consider a revision in charges. However, imposing a hike without first addressing long-pending issues is difficult to justify.

Residents list multiple service deficiencies

Residents have highlighted a range of concerns that they claim remain unresolved despite regular maintenance payments.

The issues raised are:

  • Insufficient security manpower and frequent deployment changes.
  • Poor housekeeping standards in towers and common areas.
  • Garbage accumulation in basement areas.
  • Inadequate horticulture maintenance.
  • Malfunctioning access control systems at entry and basement gates.
  • Poor lighting in basement areas.
  • Frequent lift maintenance issues.
  • Parking management concerns and alleged unauthorised parking.
  • Deteriorating condition of common-area infrastructure.
  • Concerns regarding fire safety systems and overall upkeep.

Residents also questioned the status of several facilities that were promised during the project’s development phase.

Demand for transparency and a financial audit

One of the key demands emerging from residents is a comprehensive audit of the society’s finances.

We are seeking clarity on maintenance collections, operational expenses, pending utility payments and other sources of revenue generated within the society. Before any additional financial burden is placed on homeowners, a transparent account of income and expenditure should be presented to the community.

Growing pattern across Noida and Greater Noida

The Supertech EcoVillage 1 controversy adds to a growing list of societies where residents have expressed concerns over maintenance charge increases. Recent examples include Tata Eureka Park, Jaypee Wishtown clusters, Civitech Stadia, Gulshan Botnia, Golf City and Gaur Grandeur, where maintenance revisions ranging from 20 percent to nearly 50 percent have either been implemented or proposed.

While management agencies continue to cite rising labour costs, statutory expenses and inflationary pressures as reasons for revising maintenance fees, residents across multiple societies are increasingly demanding accountability, transparency and measurable improvements in services.

Residents seek consultation before any decision

Residents at Supertech EcoVillage 1 have also objected to what they describe as a unilateral approach to the proposed hike. They argue that any increase affecting thousands of families should be discussed extensively with homeowners before implementation.

With inflation already impacting household budgets, a substantial increase in CAM charges without corresponding improvements in services would place an additional financial burden on families.

As opposition grows across residential communities in Noida and Greater Noida, maintenance charges are rapidly emerging as one of the most contentious issues facing high-rise residents, with demands for audits, transparency and resident participation becoming increasingly common.

Residents’ voice anger over proposed hike

The proposed maintenance charge increase has also triggered strong reactions from residents on social media, with many questioning both the timing and the process adopted for implementing the revision.

Resident Rakesh Tiwari criticised the decision, alleging that homeowners were not consulted before the increase was announced.

“It’s very strange for the residents of Supertech EcoVillage-1 society that without any prior discussions with residents, maintenance charges have been increased by around 40 percent. This is unacceptable to all residents. Authorities need to intervene in this unlawful act by the maintenance agency.

Another resident, Burhan Khan, linked the issue to the broader financial pressures faced by middle-class families.

“Common people are being squeezed from all sides. Life has become very miserable these days for ordinary citizens.

Residents say the proposed hike comes at a time when families are already dealing with rising expenses related to electricity, education, fuel and daily household needs. They argue that any increase in maintenance charges should be preceded by greater transparency, resident consultation and visible improvements in services.
