Noida: Builders’ breach of assurance has emerged as a serious problem in the real estate sector of Uttar Pradesh. Many major cities of the state are grappling with this problem, with Noida, Ghaziabad, Lucknow, Varanasi and Meerut being at the forefront. This fact is evident from the complaints lodged with the Uttar Pradesh Real Estate Regulatory Authority (UP RERA).
Most complaints from Uttar Pradesh
Statistics show that about 38 per cent of the total complaints lodged with RERA across the country come from Uttar Pradesh alone. This figure is worrying and raises a serious question mark on the state of the real estate sector in the state. So far 54,560 complaints have been lodged with UP RERA, out of which 46,345 have been settled. In this process, action has been taken against about 1,200 builders.
These are the complaints of customers against builders
The nature of customer complaints is varied. Many have faced problems such as differences in flat size, delays in allotment, variation in carpet area and super carpet area, lack of promised amenities, demand for additional charges and sudden increases in rates. These problems not only cause financial loss but also adversely affect the mental health of customers.
RERA takes the initiative to increase transparency
To deal with these challenges, UP RERA has taken several innovative initiatives. As a significant step, a special QR code has now been included in the project registration certificate. This code allows customers to view project information directly on the RERA portal. This is a commendable effort towards increasing transparency and empowering customers. Additionally, UP RERA has also provided a facility to complainants to ensure compliance with RERA orders. This arrangement helps in resolving disputes related to various types of cases such as settlement, refund of money, and possession.
Property disputes worth more than Rs 600 crore resolved
UP RERA has made significant progress in resolving property disputes. RERA has provided a facility for complainants to request compliance of orders. This includes matters related to settlements, promoter-allottee agreements, refund of money, and possession before the bench. Notably, the UP RERA Conciliation Forum has achieved remarkable success. The forum has resolved property disputes worth more than Rs 600 crore in more than 1500 cases. This initiative has proved helpful in the quick and effective resolution of disputes in the real estate sector, increasing trust between customers and builders.
