Noida : Concerns related to development, alleged encroachment and unauthorised commercial activities in and around Sector 51 were discussed during a meeting of the managing committee on September 24. The meeting was chaired by Dr Ajay Aggarwal, with members of the Sector 51 RWA participating.
Residents raised concerns particularly about the D Block 18-metre road and areas around the residential sector, alleging that unauthorised construction and commercial establishments have come up in residential areas. The residents also discussed alleged unauthorised parking of commercial and official vehicles, as well as the progress of court cases concerning the matter.
RWA members discuss encroachment concerns
According to the residents, portions of land around Sector 51 have allegedly been encroached upon, including areas near residential properties, green belts, parks and other designated spaces. The residents further alleged that several plots intended for group housing and portions of land near roads and shopping complexes have also been affected by encroachment. The RWA has sought action from the concerned authorities to verify the status of the land and take appropriate steps wherever encroachment is established.
Residents raise concerns over schools and other establishments
Another major issue discussed during the meeting was the operation of schools, preschools, daycare centres and other establishments in residential areas. Residents alleged that several establishments are operating without the required approvals or permissions from the concerned authorities. They also raised concerns regarding fire safety and claimed that some establishments do not have the required fire NOCs.

The residents said the issue requires verification by the competent authorities, particularly from the perspective of land use, building permissions and fire safety.
Hotels, PGs and commercial establishments also flagged
Residents also raised concerns about the operation of hotels, paying guest accommodations, guest houses, OYO rooms, clinics, health centres and other commercial establishments in the residential area.
Among the establishments mentioned during the meeting were:
• Saffron Stay Hotel
• PG accommodation at 5-85/101, Sector 51
• AONE Corporate PG Rooms, H-77, Sector 51
• Digital marketing agency
• Doctor’s clinic
• DSJ Healthcare Center
The RWA has raised questions over whether these establishments have the necessary approvals and whether their operations conform to the designated land-use and building regulations.
Concern over commercial vehicles parked in residential areas
Residents also discussed the alleged unauthorised parking of different categories of vehicles in the residential area.
These reportedly include Noida Authority vehicles, commercial buses, trucks, tractors, cranes and taxis with yellow number plates.
Residents said the parking of such vehicles in residential areas creates inconvenience and can affect traffic movement and the availability of parking space for residents.
Court proceedings were also discussed
The progress of ongoing court cases related to the alleged encroachment and unauthorised construction was also discussed during the meeting. The RWA said it has been pursuing the matter through the appropriate legal and administrative channels and wants the status of the proceedings to be followed closely. Residents also claimed that they have official correspondence dating back to 2004 and 2005 concerning alleged encroachment and communication between the Noida Authority and the administration. These documents, they said, can be provided for verification.
RWA members attend meeting
The meeting was attended by RWA 51 general secretary Sanjeev Kumar, Dr Ajay Aggarwal, Manish Baweja, Saurav Jain, Arvind Sharma, Anil Varshney, A.K. Sareen, Sanjay Sapuri, Love Dubey and other members.
The committee discussed the concerns raised by residents and the need for the relevant authorities to examine the allegations and take action in accordance with applicable rules. The allegations regarding unauthorised construction, lack of approvals, fire NOCs and encroachment are claims raised by the residents and have not been independently verified. Responses from the Noida Authority, police department and the establishments named in the complaint would be required for a complete account.
Residents seek action from authorities
Residents have urged the Noida Authority and other concerned departments to conduct inspections and verify the land-use status, building permissions, fire safety clearances and other statutory approvals of the establishments operating in the area. The residents have also sought action against any encroachment or unauthorised construction found during official verification.
