No GST on apartment maintenance up to ₹7,500, Confirms Finance Minister in Lok Sabha

This clarification brings a big relief to lakhs of apartment residents across the country. It also clears up a lot of confusion that societies and RWAs were facing regarding GST on maintenance bills.

New Delhi : Are you worried about GST on your monthly apartment maintenance bills? Here’s some good news straight from the Parliament! Finance Minister Nirmala Sitharaman has clarified in the Lok Sabha that no GST is applicable if your monthly maintenance charge is ₹7,500 or less. So, if you live in a housing society and pay maintenance within this limit, you’re safe from any GST burden.

What if the charges are more than ₹7,500?

Even then, GST will only apply if your society’s annual collection (turnover) is more than ₹20 lakh (₹10 lakh in some special category states). So both these conditions need to be true:

  1. You’re paying more than ₹7,500/month for maintenance, and
  2. Your apartment association collects more than ₹20 lakh in a year.

If either condition is not met, then again – no GST.

Residents don’t need to worry

The Finance Minister also made it clear – residents don’t need to register for GST or deal with any paperwork. The responsibility lies with the apartment association. So, if there’s any GST to be paid, your RWA (Resident Welfare Association) will handle it, not you. No need to show any GST certificate or submit any proof as a resident – just pay your usual maintenance charges.

Past dues? Relief is available

For those RWAs that haven’t paid GST from July 2017 to March 2020, the government is giving them a chance. If they clear their old dues by March 31, 2025, they can get waivers or reduced penalties under the GST law.
