Greater Noida West : Galaxy Vega Apartment Owners Association took over the maintenance from Panchtatva Promoters Pvt. Ltd. (builder) in the year 2023 under a written contract. Under this contract, Annexure 1 covered the completion of essential running maintenance works, while Annexure 2 covered major structural improvement works such as building repairs, seepage solution, waterproofing, new generator, converting existing generator to PNG-based, etc.
The incidents of falling plaster, seepage etc have increased
Due to dissatisfaction with the earlier maintenance services, around 720 flat owners (out of a total of 882) stopped paying maintenance charges, taking the outstanding amount to around ₹5.2 crore. Currently, the condition of the society’s buildings has deteriorated to a very high level, leading to frequent incidents of balcony and plaster falling off. In such a situation, seepage repair, repair and painting of the entire society’s buildings has become extremely necessary.
Residents agree to pay the dues to the builder
Considering this critical situation, the current association has entered into a new written agreement with the builder, according to which the residents will deposit their past dues to the association, and the association, in collaboration with the builder, will execute the works listed in Annexure 2. Payments to vendors will be made by the association only after being satisfied with the quality of these works.
Clarity on the election process
The current association has only postponed the elections till the end of the financial year and to ensure the commencement of maintenance works. Once the work commences, the association will start the election process.
90% of residents supported the decision
The association has informed all the residents about this decision on the society’s official WhatsApp groups and personal phone calls, and almost 90% of the residents have supported this decision and agreed to cooperate in this initiative considering the dilapidated condition of the society.
The aim of Galaxy Vega Apartment Owners Association is to provide a safe and structurally sound residential environment to the residents and all necessary steps are being taken for this.
