Noida: Residents of Express Zenith Society in Sector 77, Noida, have raised serious concerns over alleged lapses in safety and maintenance, claiming continued inaction by the builder and estate management. The Express Zenith Apartment Owners Association (EZAOA) has submitted a formal complaint to the station house officer of Sector 113 police station, seeking immediate intervention to address issues that residents say could pose a risk to life and property.

The complaints have also raised questions about how the situation at the society has changed over the years. In 2021, residents had described Express Zenith as one of the best societies, claiming that the community was functioning smoothly without major problems or disputes over the Apartment Owners Association (AOA). With residents now approaching the police over safety concerns and management issues, the question being raised is: what changed in the society between then and now that has led to the present situation?

Residents approach police over safety concerns

A delegation of residents personally visited the Sector 113 police station and met the SHO, submitting a detailed representation outlining their concerns. Following the complaint, the SHO directed a police team to visit the society and interact with residents. The team subsequently reached the premises, where residents explained their pending issues and concerns.

According to the association, the police team assured residents that it would coordinate with the Deputy Registrar and other concerned departments and take steps towards facilitating the handover of the society to the Express Zenith Apartment Owners Association (EZAOA).

Falling plaster raises structural safety concerns

One of the major concerns highlighted by residents is the alleged repeated falling of plaster from the buildings. Residents claim that pieces of plaster have been falling from the structures, creating a potential danger for people moving through the society, particularly children and elderly residents.

The association has alleged that despite repeated complaints, adequate corrective measures have not been taken by the management. Residents have described the issue as a serious safety concern and have urged the authorities to ensure that the affected areas are inspected and necessary repairs are carried out without delay.

Residents allege estate manager is unavailable

The association has also raised concerns about the role and accessibility of the estate management. According to residents, despite requests for a meeting to discuss their concerns, the estate manager has allegedly remained unavailable and has not been engaging with residents on the pending issues.

The residents’ association has sought greater accountability from the management and a mechanism through which complaints can be formally addressed and resolved within a defined timeframe.

Demand to separate electricity and CAM charges

Another pending issue highlighted by residents relates to electricity charges and Common Area Maintenance (CAM). Residents have demanded that electricity and CAM charges be separated. According to the association, no action has so far been taken on this demand.

The residents have called for clarity in the billing and maintenance arrangements and want the matter to be addressed by the concerned authorities.

Residents seek society handover to EZAOA

The residents’ delegation has also sought the early handover of the society’s management to the EZAOA. The association has requested the police administration to coordinate with the Deputy Registrar and other relevant departments so that the handover process can move forward and management accountability can be established.

The police team’s visit has been welcomed by the association, which has expressed appreciation for the prompt response to the complaint.

Residents warn of accident risk

The association has warned that if the alleged safety deficiencies are not addressed promptly, they could potentially lead to a serious accident. Residents have therefore urged the authorities to treat safety as an immediate priority and ensure that pending structural and maintenance concerns are examined.

The latest developments have also brought renewed attention to the contrast between the society’s reported situation in 2021 and the concerns being raised today. While residents had then portrayed Express Zenith as a well-managed society without AOA-related disputes, the current complaints point to growing concerns over safety, management responsiveness and the transfer of control to the residents’ association.

The residents are now seeking coordinated action from the police, Deputy Registrar and other concerned departments to resolve the pending issues and ensure a safer and more accountable management system at Express Zenith.
