Noida: A delegation of the Confederation of NCR Resident Welfare Association (Regd.) popularly called CONRWA, held a meeting with Noida MLA Pankaj Singh on Saturday, December 07, 2024. The organization was represented by President P.S. Jain in the meeting and B.B. Valecha and Lokesh Kashyap were also present. Important issues of Noida city were discussed in the meeting.

  1. Regarding making the residential land of Noida city freehold

About converting the residential land property of Noida Authority from leasehold to freehold, a committee was constituted under the chairmanship of the Additional Chief Executive Officer by office order number Noida/V0Ni/2018/2693 dated 10.10.2018 in which Chief Legal Advisor, Finance Controller, Special Executive Officer, Deputy General Manager Planning and representative of M/s E & Y Company were nominated as members. The committee had recommended in its meeting, keeping this in view, a proposal was put in the board meeting to prepare a detailed report regarding making the residential plots freehold.

The committee discussed in detail the possible benefits and possible losses to the authority on making it freehold and the steps to be taken to compensate for the loss and other topics. The committee recommended converting the leasehold to a freehold. It was said that as per the income received in the last three financial years, the average income of the Authority from the assets of residential plots has been Rs. 81.58 crores. The details of the current source of income of the Authority on converting the assets of residential plots from leasehold to freehold have also been given. On converting the assets of residential plots from leasehold to freehold, a Corpus Fund will be created from the amount received in the short term, which will be invested or by receiving interest on it, a source of recurring income will be created.

  1. Regarding not increasing FAR on residential plots.

Once the plan is approved, FAR should not be increased under any circumstances, which change the proposal given initially to the allottees. After the flat scheme announced by the builders, when the authorities increase the FAR, additional flats will be built on top of the towers, which was not planned while designing the infrastructure. This will increase the additional load on the foundation of the towers, which is a message of constant danger for the people living in the building. Therefore, permission should not be given to increase the FAR. Which is not appropriate as per the rules.

  1. Regarding the development of the New Noida area.

The Uttar Pradesh government is seriously considering the formation of New Noida. In this regard, it is suggested that a separate authority should be formed for this. The present area of ​​Noida is about 200 sq. km. and the population is about 15 lakhs and the total number of sectors is 163. At present, there is a huge shortage of staff within the authority and it has been learnt through newspapers that the authority is demanding separate staff for New Noida. In such a situation, it would be appropriate that a new CEO, an ACEO, or an OSD be appointed in New Noida, who have no connection with any work of Noida.
