Casa Greens-1 Registry Halted Again, 75 Flat Buyers Left Waiting

Greater Noida West: The registry process for 75 flats at Casa Greens-1 has reportedly come to a halt again, leaving the affected homebuyers in uncertainty despite years of efforts to resolve the issue.

Around 500 flat registries in the project had remained pending since 2019. After sustained efforts by homebuyers, the situation began to move forward in 2024 when the builder deposited the first instalment towards approximately ₹24 crore in outstanding dues under a rehabilitation scheme. Following this, the Occupancy Certificate (OC) for Towers A1, A2 and A9 was obtained and registry permission was granted.

After the second instalment was deposited, permission was subsequently issued for the registry of 425 flats. The builder deposited the final instalment in January 2026, reportedly following intervention and pressure from the District Magistrate and the authority.

However, registry permission for the remaining 75 flats has still not been issued.

₹8.5 Crore Additional Compensation Creates Fresh Roadblock

According to the affected homebuyers, the authority’s finance department subsequently raised a fresh liability of approximately ₹8.5 crore against the builder as additional compensation.

As a result, approval of registry-related files has reportedly remained stalled for the past three to four months. Buyers whose files had already received approval have completed their registries, while the remaining 75 buyers continue to wait.

The builder has reportedly obtained a court stay order against the demand for additional compensation. This has further complicated the matter and left the affected buyers uncertain about when their registries will resume.

₹100 Daily Penalty Continues To Rise

The buyers are also facing an additional financial burden. According to them, a delay penalty of ₹100 per day per pending registry has been applicable since September 3, 2025.

The penalty has reportedly reached around ₹33,000 per flat and continues to increase by ₹100 every day.

Homebuyers argue that they should not be forced to bear the financial consequences of a dispute between the builder and the authority when they have already fulfilled their obligations as buyers.

Buyers Seek Immediate Administrative Intervention

The affected buyers say several complaints have already been submitted before the government and administration, but no concrete resolution has emerged so far.

With the registry process stalled, the 75 buyers are facing continued financial, mental and administrative difficulties. They say their options are increasingly limited to waiting indefinitely or approaching the Consumer Commission or RERA for legal relief.

The homebuyers have urged the concerned authorities to intervene immediately, resolve the issue on a time-bound basis and restart the registry process for the remaining 75 flats.

They have also sought relief from the accumulating delay penalty, arguing that buyers should not be penalised for delays arising from unresolved issues between the developer and the authorities.
