Noida: There is good news for the people of Noida. The registry of this society of Noida has opened. Noida Authority has instructed the builder to deposit the required amount so that the process of registration can be carried forward smoothly. Along with this, there is also an agreement to open an escrow account.
Skytech Matrot Society owes about Rs 24 crore to the Noida Authority
According to the escrow account, if any flat is sold in the society, the money will come into the account of the authority. With this, the authority will approve the registry in the same proportion. Skytech Matrot Society owes about Rs 24 crore to the Noida Authority. There are about 716 flats in this society, out of which 480 flats have been registered, while the registry of 246 flats is pending.
The authority gave instructions to the builder
The Noida Authority has instructed the builder to deposit the dues. Emphasis has been laid on opening an escrow account before depositing the dues so that the money received from the sale of any property in the society can be deposited directly in the escrow account. As per the rule, 70 per cent of the deposited amount will go to the authority and 30 per cent to the builder.
Know the package of Amitabh Kant Committee
According to the package of Amitabh Kant Committee, the builder will have to deposit 25 per cent (Rs 6 crore) of the total dues of 24 crores. After this, the authority will start approving the registration of the flat in proportion to the deposited money. The builder will have to pay the remaining 18 crore rupees in instalments in a year. Vandana Tripathi, ACEO of Noida Authority, said that the builder has been instructed to open an escrow account soon and deposit the dues.
This is the situation of other builders
About 16 builders have not yet deposited 25 per cent of the total dues. So far, builders of 22 out of 57 projects have deposited 25 per cent of the total dues, while builders of 14 projects have deposited some amount. After the implementation of the government order, the dues of 5 projects became zero after a fresh calculation. So far, builders of 16 projects have not come forward to deposit the dues. For the builders who have deposited the amount, their society has proposed to register 3 thousand flats, while till now only 1075 flats have been registered.
The authority opened the seal of these flats
For not paying the dues and violating the rules, the Noida Authority sealed 13 flats of Skytech Matrot Society. Now the authority has opened the seal of these flats so that the builder can now sell the concerned flats.
The process of registration is likely to speed up
Thus, relief is expected for the flat buyers living in Skytech Matrot Society located in Sector-76 of Noida, because after the meeting between the authority and the builder, the process of registration is likely to speed up.
