Noida: There is a lot of anger among the residents of this place on R G Residency Pvt Ltd not completing its first phase R G Residency but being given permission for two towers in the name of the second phase R G Miraj.
Builder hands over the project without completion
After the formation of the R G Residency Apartment Owners Association (RGRAOA) in the year 2016, after a lot of hard work, from January, 2020, as per the order of Noida Authority, RGRAOA automatically took over the maintenance service from the builder, but the builder has not completed the project and handed it over to RGRAOA. The builder is not ready to hand over the amount of IBMS which is approximately 6.50 crores including interest to RGRAOA.
Occupation certificate without power backup, lift, STP and fire extinguishing system
It is worth mentioning that R G Residency Pvt. Ltd. had started giving possession of flats to flat owners by taking an Occupation Certificate from the Noida Authority at the beginning of 2016. Surprisingly, the Noida Authority issued an Occupation Certificate for flats without power backup, lift, STP and fire extinguishing system.
Registry of 500 flats is pending
After the residents protested, the facility of the lift was provided but the society is still deprived of a club, gym, banquet hall, swimming pool, fire extinguishing system, STP etc. Due to poor construction, there is a problem of water leakage from many places which weakens the entire structure and can cause a major accident anytime. Despite giving stamp papers and making full payment, the registry of about 500 flat holders has not been done by the builder.
Noida Authority is doing nothing
Depite raising the matter with the Noida Authority continuously, there has been no hearing. When RGRAOA put up banners to show the above deficiencies and alert potential flat buyers, we started receiving threats and one of our banners was also torn by the builder’s people, information of which is also registered in the police station. Enraged by our efforts to highlight their misdeeds through banners, the builder has also filed a case in court against the AOA and all its 9 board members, the hearing of which is on 9th August.
False evidences and misleads
The builder has also got an order passed to consume additional FAR in his favour by presenting false evidence and misleading the officials, which has been challenged by RGRAOA in the Hon’ble High Court of Allahabad and the hearing on the same is ongoing.
Construction of new towers will not be allowed
Due to collusion with the Noida Authority, RGRAOA has been organizing dharnas and protests along with the residents against the arbitrariness, non-cooperative attitude, fraud and threats of the builder.
Until all the facilities are made available to us as per the builder buyer agreement, our protest against Noida Authority and builder R G Residency Pvt. Ltd. will continue and the construction of new towers will not be allowed at all costs.
In this sequence, to register their protest, a large number of aggrieved residents of RG Residency today morning conducted a peaceful signature campaign and sent a memorandum to the Chief Minister, Uttar Pradesh, Principal Secretary, Government of Uttar Pradesh, Chief Secretary, Industrial Development, Uttar Pradesh, MP, Gautam Buddha Nagar, District Magistrate, Gautam Buddha Nagar, Police Commissioner, Gautam Buddha Nagar, which is a living story of their exploitation by the builder for the last eight years. Various officials of RGR AOA, Vice President Mukesh Sharma, Secretary Ashok Bindlish, Treasurer Avinash Arun, Assistant Treasurer Shiv Awasthi and Board Members Pushpendra Singh, and Rajni Agarwal participated in today’s signature campaign.
A large number of senior citizens participated enthusiastically in the said campaign along with their Welfare Committee President Ashok Sharma and Vice President Ved Arora.
