Greater Noida: There is good news for flat buyers waiting to register flats in Greater Noida. Uttar Pradesh State Industrial Development Authority (UPSIDA) has decided to increase the Flat Area Ratio (FAR) in housing projects. Through this, the hope of getting an Occupancy Certificate (OC) and Completion Certificate (CC) stuck due to more construction as per the map has increased. The builders have started applying for OC-CC by depositing the outstanding amount.
More than 7 thousand families live in such societies here
Anil Kumar Sharma, Regional Manager, UPSIDA informed Apartment Times that there are more than 10 group housing projects in the Surajpur Site C area. More than 7 thousand families live in many such societies here.
Construction work is still stuck in many societies
The process of obtaining the Occupancy Certificate (OC) and Completion Certificate (CC) for these societies has been pending for the last several years. The main reason for this is that the builder had constructed more than the Floor Area Ratio.
Now they were demanding relaxation in FAR
Anil Kumar Sharma, Regional Manager, UPSIDA says, “Earlier the FAR of most of the housing projects was 2.75. Now it has been increased to 3.75. This has eliminated the problem of more construction than the map. Flat buyers have been waiting for registration for 8 years“
There are more than 10 group housing societies and sectors in the Site C area
About 7 thousand residents living in the societies here have been waiting for the registration of their flats for 8 years. For this, meetings were held continuously between the builder and UPSIDA officials, but the situation was not clear.
By giving relaxation in FAR, the process of registration will also start soon
Everyone will be able to get ownership of their house. Builders have started contacting the department. After getting the Occupancy Certificate (OC) and Completion Certificate (CC), the way for the registry to start will be clear.
Dues will have to be deposited first
Officials said that the builder management owes crores of rupees in allotment amount. Notices are being sent to the builder to deposit it. First, the dues will have to be deposited, only after this, the process of OC and CC will move forward.
