Greater Noida West: Residents of Mahagun Mantra Society in Greater Noida West have protested against the maintenance fee of Rs 3.54 per square foot being charged despite the facilities not being complete. Residents say that even after charging Rs 20 to 22 lakh per month, the builder is not providing basic facilities.
Zero facilities and full maintenance fee
Residents said that the builder had given a discount of 50 paise per square foot on the maintenance fee as the facilities were not available at the time of possession, but that was only for six months. As soon as these six months ended, the builder started charging the full fee again. Residents say that the facilities are still not complete, then why is the maintenance fee being charged in full?
The facilities are risky too
Residents informed Apartment Times that it is normal to install a boom barrier at the main gate, but even after two years, the builder is not ready to install it. Last week, the swimming pool was started in a hurry, but the bathroom door was not arranged and the bathroom was not cleaned either. The society has not developed enough space for children above eight years of age to play, due to which these children are forced to sit at home. There is no government park nearby for these children where they can do their sports activities.
No guest parking in the society
Despite having a two-layer basement in the society, the builder has made additional open parking on most of the space on the ground floor to earn more. But no guest parking has been designated anywhere for the guests who come to visit residents.
Fencing is not done for protecting the greenery
In the name of greenery, plants have been planted in the society but fencing has not been done for their protection. Due to this, they are getting destroyed rapidly.
Society is turning into a dump yard
Garbage is collected in the open space of the basement due to which there is bad smell throughout the day. There is a garbage disposal machine but even after two years, it has not been started to date.
No proper CCTV installed
CCTV cameras have not been installed on any floor except the ground floor. The CCTV cameras that have been installed also do not work properly. Citizens have demanded the installation of CCTV cameras on all floors.
Residents are requesting for these major works :
To repair the doors in common area bathrooms
To start the Jacuzzi
To install the boom barrier
To repair the STP tank leakage
Repair of basement leakage
Ban on illegal commercial activities going on in the society
Ban on supply of electricity to some houses by bypassing it
It was unanimously decided in the meeting that if the builder does not solve our problems in a month, then all the residents will stop paying maintenance from next month.
Devendra Jakhar, JP Pandey, Rajesh Kumar, KM Choubey, Akhilesh Thakur, Sanjeet Kumar, Mohit Chopra, Suman Kumar Jha, Puneet Jha, Kedar Singh etc. were prominently present in the meeting.
