Greater Noida: Dr. P.S. Jain, Advocate and President of CONRWA, has submitted a formal representation to the Chairman of RERA (Real Estate Regulatory Authority), Uttar Pradesh, urging strict implementation of property sales based solely on carpet area, as mandated under the Real Estate (Regulation and Development) Act, 2016.
In his letter, Dr. Jain highlighted that most builders in the Noida region continue to sell flats based on super area, which includes common spaces such as walls, lobbies, and corridors thereby misleading homebuyers about the actual usable area. As a result, the buyers receive far less living space than they are made to believe.
The representation requests that RERA and Noida Authority ensure:
- All builders sell properties strictly on the basis of carpet area.
- Advertisements and brochures clearly mention only the carpet area.
- Strict action be taken against builders charging extra under the name of super area.
- Additional charges such as parking, location, club membership, and power backup should not be imposed separately.
- Builders should offer a single comprehensive rate based on the carpet area.
Dr. Jain stated that enforcement of this rule will protect consumer interests and bring much-needed transparency in the real estate sector.
