Greater Noida West: Tension escalated at Casa Greens 1 Society on Thursday as flat buyers launched a hunger strike, protesting against the builder for allegedly withholding the registry of their flats despite having obtained the necessary permissions. The builder, Naveen Goyal of Radhe Krishna Technobuild Pvt. Ltd., has reportedly kept the registries of around 200 buyers pending since 2016.
According to residents, the builder already possesses the Occupancy Certificate (OC) and permission to register 143 flats, yet continues to delay without valid reasons, allegedly harassing homebuyers. Earlier in July, residents had staged a demonstration, followed by a meeting held on May 15 at the District Magistrate’s office, where a 15-day deadline was promised to begin registries. However, despite official notices from the DM, no action was taken.
Meanwhile, the authority has already imposed a ₹100 per day penalty on buyers for delay, a burden residents say is unfairly escalated due to the builder’s inaction.
A delegation of buyers recently met District Magistrate Roopa Medham, submitting documents, complaints, and letters of support from MP Dr. Mahesh Sharma and MLA Tejpal Nagar, highlighting the builder’s defiance of authority orders. The group also met the Assistant Inspector General (Registration) to request camp-based on-site registration, referring to his notice dated September 18, 2025, allegedly ignored by the builder.
Buyers have additionally raised grievances on the Chief Minister’s Portal, prompting GNIDA to direct the builder to initiate registries. Despite this, residents claim no compliance has taken place.
On Thursday morning, under the leadership of AOA Secretary Mahesh Yadav, frustrated flat buyers sat on a hunger strike outside the builder’s office at B-49, Sector-63, Noida. Throughout the day, no representative or official from the builder’s side approached the protest site. Employees present at the office reportedly refused to answer calls, leaving buyers without any communication.
Buyers have now issued a stern warning: if registries are not initiated within a week, they will begin an indefinite sit-in protest outside the builder’s office.
Residents say they are left with no option but escalated agitation, signalling a prolonged confrontation ahead in the already-stressed Greater Noida real estate ecosystem.
