Noida: The land acquisition process for the development of New Noida is expected to begin soon. The authorities have finalised a list of 37 villages for the first phase, in which land will be acquired for the ambitious urban expansion project. Out of these, 24 villages are located in the Bulandshahr district, while 13 villages fall in Gautam Buddh Nagar.

Preparations for discussions with farmers and documentation work have already started. Three tehsildars will be appointed to handle negotiations and the filing process. An interim office of the authority will also be set up near the Peripheral Expressway to facilitate the acquisition work.

Compensation rate fixed at ₹4,300 per sq metre

According to officials, the compensation rate for land acquisition has been fixed at ₹4,300 per square metre. The compensation structure has been kept on par with the rates being offered by the Yamuna Expressway Industrial Development Authority for similar projects.

Two categories have been created for compensation purposes and the process of talks with farmers may begin later this month.

Construction after October 18, 2024, will be treated as illegal

The authority has made it clear that any construction carried out after October 18, 2024, will be considered completely illegal. Satellite imagery will be used to verify structures and determine the timeline of construction activity.

Any construction raised after the cut-off date will not be included under residential settlement norms and no compensation will be provided for such structures during acquisition.

Proposal to develop peripheral infrastructure alongside acquisition

Authorities are also considering a proposal to develop peripheral infrastructure simultaneously as land from each village is acquired. The move is aimed at accelerating planned urban development and improving connectivity in the upcoming New Noida region.
