Greater Noida West : Residents of Aims Green Avenue Society have raised serious concerns over deteriorating infrastructure, lack of basic amenities and alleged financial exploitation, bringing the spotlight on governance failures within the housing complex. The society, launched around 2012 and promoted by former MP Malook Nagar, comprises nearly 1,150 flats. However, residents claim that even after more than a decade, essential services remain incomplete or unsafe.
Basement waterlogging declared dangerous
An official communication from the Greater Noida Industrial Development Authority dated March 13, 2026, confirms that Basement-2 is in a hazardous condition due to continuous waterlogging. Residents had earlier raised complaints, but no corrective action was taken. The authority has warned that structural safety is at risk and held the builder accountable for any accident.
Failure and severe hygiene issues
Residents allege that the Sewage Treatment Plant is non-functional and exists only for compliance on paper. Wastewater continues to stagnate in the basement, where garbage is also dumped, creating extremely unhygienic living conditions.
Lifts fail safety norms
The authority’s inspection also found serious lapses in lift safety. As per the document, only 6 lifts were installed against the approved 20, and even those do not meet safety standards. Residents say no valid testing certification is displayed anywhere in the towers.
Unauthorised construction and missing infrastructure
Official notice further highlights:
- The illegal construction of shops is not part of the approved layout
- A planned 6-meter-wide road was not constructed
- Continued violations despite earlier warnings
Residents say this reflects a complete disregard for approved plans and safety norms.
No amenities, no security
Despite promises, society still lacks:
- Clubhouse and swimming pool
- Security guards in towers
- Basic maintenance systems
Six towers are still without Occupancy or Completion Certificates, forcing residents to complete wiring and fittings at their own expense.
Frequent pipeline bursts and zero maintenance
Residents report repeated pipeline failures across the society, adding to infrastructure stress. There is no structured maintenance system in place.





Garbage crisis worsens living conditions
There is no proper garbage collection system, leading to waste accumulation inside the premises and further aggravating sanitation concerns.
Power billing controversy: residents allege collusion
In a formal complaint submitted by the Aims Green Avenue Senior Citizen Welfare Association, residents have made serious allegations against the builder and Noida Power Company Limited.

According to the complaint:
- Electricity meant for common facilities such as the CRM office, project office, maintenance office and even nearby shops is allegedly being consumed without proper metering.
- These costs are being charged to residents under V. COM (common area electricity) bills.
- Residents allege that those without meters are also being billed arbitrarily.
The association has termed this illegal recovery and financial exploitation of flat owners, demanding an immediate investigation.

Residents seek urgent intervention
A K Kaushik, President of the welfare association, has urged authorities to conduct a detailed inquiry and stop what residents describe as “illegal recovery practices” and safety violations.
The situation at Aims Green Avenue reflects broader systemic issues in fast-growing regions like Greater Noida West, where regulatory oversight and builder accountability remain major concerns.
Residents are now demanding strict action before the situation leads to a major accident.
